Screw-Down (Exposed Fastener) Metal Roofing
This is the more affordable system. Panels are fastened directly through the metal into the deck with gasketed screws. It is a strong, proven choice for barns, shops, agricultural buildings, and budget-conscious residential projects across rural East Texas.
The trade-off is the fasteners. Every screw passes through the panel, and over years of Texas thermal expansion and contraction, those rubber washers eventually wear. They are serviceable, but a screw-down roof needs periodic fastener maintenance to stay watertight for the long haul.
Standing Seam Metal Roofing
Standing seam hides its fasteners under raised, interlocking seams. Nothing penetrates the weather surface, so the roof can expand and contract freely with the heat without working its fasteners loose. This is the premium system: cleaner lines, the longest practical service life, and the best performance against wind-driven rain.
It costs more upfront because the material and labor are more involved, but for a forever home or a commercial building owner who does not want to think about the roof for decades, standing seam is usually the better long-term value.
